1. Choose a Lot
If you don't yet own a lot, Goaldex offers assistance in finding the ideal lot that aligns with all your criteria through our Land Development Team. Alternatively, you can choose from our existing inventory of inner-city lots.
2. Sign a Designer/Architect
We are thrilled to invite you to a meeting where we will delve into your vision with our expert designer. During this session, the initial draft of our floor plans will be presented for your review and approval. We look forward to collaboratively creating a space that perfectly reflects your aspirations and preferences.
You and our designer will engage in detailed interior and exterior selections as part of the final design approval process. This crucial step also involves presenting and finalizing the budget before proceeding to construction. We are excited about this phase as we work together to bring your vision to life with meticulous attention to every detail.
3. Selections
Relax and entrust Goaldex with the responsibility of obtaining permits and managing communication between our drafter/architect and the City of Calgary. We will handle all the necessary paperwork and ensure a smooth process, allowing you to focus on what truly matters to you.

Excitement awaits as we embark on the construction journey! Once permits are secured, the excavation phase will commence and is estimated to last two weeks. Subsequently, the foundation work will be completed within another two weeks. Following this crucial stage, framing will commence, including the installation of windows and the roof, spanning a duration of four weeks. At the culmination of this phase, you'll have the opportunity for your first walk-through, marking a significant milestone in the realization of your dream home.
6. Construction- Phase Two
During this phase, our focus will be on plumbing, electrical, HVAC, low-voltage systems, and any other necessary rough-ins. This crucial step ensures that every aspect of your home is meticulously prepared for the next stages of construction. At the end of this phase, you will have the opportunity for your second walkthrough, allowing you to witness the progress firsthand and provide any necessary input or feedback. We are enthusiastic about reaching this milestone in bringing your dream home to life.
7. Construction- Phase Three
During this phase, our attention will be on drywall installation, finishings, cabinetry, tiling, and flooring. This critical stage marks the 70% completion point, providing you with a visual representation of the entire house coming together seamlessly. As we enter this exciting stage, you will have the opportunity for your fourth walkthrough, allowing you to witness the remarkable progress and contribute any final touches or adjustments. We are thrilled to bring your vision to life and create a stunning living space tailored to your preferences.

As we enter the final phase, attention will be devoted to the intricate details that truly elevate your home, including lighting, railings, exterior stucco coloring, landscaping, and any bespoke features you desire. We are excited to reach this milestone with you, culminating in your fifth and final walkthrough.
